House prices in the UK are set to reach a record high – a trend which may prompt more owners to look at moving house over the next few months.

The Centre for Economics and Business Research (Cebr) has predicted that house prices will have risen by 5.6% in 2015. This forecast is higher than the one given by the organisation in June when annual house price growth was expected to be around 4.7%.

Climbing property prices mean the average home in Britain is now worth £263,000. And house prices are expected to continue to grow over the next two years with a 3.5% growth predicted for 2016 and 4.2% for 2017.

One of the reasons given for the surge in house prices is a lack of properties coming onto the market. But it is hoped that the thought of being able to secure a better price for their home may encourage more people to think of selling.

According to the Cebr, the average UK house price in 2016 will reach £272,200. This is more than £57,000 more than in 2011 when the average house price was £215,100. And in 2019, average property values are expected to break through the £300,000 mark for the first time.
